The Active Adult Lifestyle is catching on like never before. More and more people above 55 would like to live lives they enjoy after having spent the best years of their life working hard to make a living and build up assets. The best way to retire without a care is to retire to an Active Adult Retirement Community. These communities provide residents with a distinct, adult-oriented lifestyle choice rather than simply with a place to live. And, as a rule, the lifestyle choice is more important than the home itself.

In the case of smaller communities, providing a sense of security is paramount. In addition, communities that are age-restricted or, as some say age qualified, are subject to unique and ongoing regulatory requirements. Because Active Adult Retirement Communities are targeted at people who are aged 55 or older, the community amenities, programs and services are geared to mature adults rather than to children, as would be the case in intergenerational communities.

Although Active Adult Retirement Communities typically consist of for-sale, single family, ranch-style homes on small lots, along with common recreational facilities and a wide range of social programs, not all Active Adult Retirement Communities fit this profile. Homes may be two-family, multi-family or town homes; there may be two story models or models with basements; the development may include low-rise, mid-size or high-rise condominiums. The purchase arrangements may involve land-lease or other alternatives to fee-simple ownership. The defining characteristics are the age market and the lifestyle offered.

Active Adult Retirement Communities are created expressly for active adults. Amenities at an Active Adult Retirement Communities include clubhouses, golf courses, gated security, lounges, tennis courts, swimming pools, etc.
